ShowingAgentNY provides showing and property access support services for real estate professionals. Services may include property showings, inspection access, appraisal access, final walkthroughs, general property access, key pick-up and drop-off, and related services.

2. Eligibility to Use Our Services

ShowingAgentNY services are intended exclusively for licensed real estate professionals who have the legal authority and permission necessary to request access to a property. ShowingAgentNY may request real estate license information to verify eligibility.

By requesting a service, you represent that you are authorized to arrange access to the property and to provide ShowingAgentNY with any access instructions, lockbox information, keys, entry codes, or other information required to complete the appointment.

3. Appointment Requests

Submitting an appointment request, selecting a date or time, or completing a request form does not guarantee availability or create a confirmed appointment. Requests are subject to review, service-area coverage, agent availability, and confirmation by ShowingAgentNY.

You are responsible for providing accurate property information, appointment details, access instructions, contact information, and any other information reasonably required to perform the requested service.

4. Payment

No payment is due when the initial appointment request is submitted unless otherwise stated during the booking process.

Once an appointment request has been reviewed and approved, payment instructions may be provided by email or text message. Unless a different period is stated in the payment request, payment must be completed within one hour after the payment link is sent in order to secure the appointment. An unpaid request may be released or cancelled.

5. Cancellations

Appointment cancellations should be submitted as soon as possible.

A cancellation fee of $35 will apply to appointments cancelled two hours or less before the scheduled appointment time.

6. Additional Time

Certain services include a specified amount of appointment time. If additional time is required at the property, additional charges may apply.

Unless otherwise stated for a specific service, additional time is billed at $50 per hour, prorated, and may be billed separately after the appointment.

7. Property Access

The requesting party is responsible for ensuring that ShowingAgentNY has permission to enter the property and that all required access arrangements have been made before the appointment.

ShowingAgentNY is not responsible for delays or inability to complete a service caused by incorrect access information, unavailable keys, malfunctioning lockboxes, denied access, occupants refusing entry, building restrictions, or other circumstances outside our reasonable control.

8. Key Pick-Up and Drop-Off

When key pick-up or key return services are requested, the customer is responsible for providing accurate locations, contact information, and instructions.

ShowingAgentNY will use reasonable care when handling keys but cannot guarantee access when keys are unavailable, incorrect, defective, or not provided as arranged.

9. Scope of Services

ShowingAgentNY provides appointment coverage and property access support. When we attend an inspection or appraisal appointment, our role is to provide access and appointment coverage; ShowingAgentNY does not perform the inspection or appraisal itself. Unless specifically agreed otherwise, our services do not include legal advice, repair evaluations, property management, negotiation services, or other professional services outside the scope of the requested appointment.

10. Customer Responsibilities

By requesting a service, you agree to provide complete and accurate information and to promptly notify ShowingAgentNY of any changes that could affect the appointment.

You are also responsible for communicating any property-specific requirements, safety concerns, occupancy conditions, pet information, building procedures, or other relevant instructions before the appointment.

11. Service Availability

Services are subject to agent availability, scheduling, location, property access, weather conditions, transportation conditions, and other operational considerations.

ShowingAgentNY reserves the right to decline or cancel a service request when the appointment cannot reasonably or safely be completed.

12. Limitation of Service

ShowingAgentNY will make reasonable efforts to perform each confirmed service professionally and according to the information provided by the requesting party.

ShowingAgentNY does not guarantee the outcome of any showing, inspection, appraisal, walkthrough, transaction, negotiation, or other real estate activity associated with the appointment.

13. Communications and Promotional Offers

By submitting an appointment or service request, you authorize ShowingAgentNY to contact you by email or telephone for service-related communications, including request status, scheduling, confirmations, reminders, payment instructions, changes, and appointment follow-up.

Promotional emails are separate from service-related communications. If you sign up for website, booking, launch, or promotional updates, you may unsubscribe using the unsubscribe option included in those messages. Promotional discounts are subject to the eligibility, service, and time limitations displayed with the applicable offer.
